Parging vs. Waterproofing: What Does a Sudbury Foundation Actually Need?

Parging and waterproofing are not the same thing, and choosing the wrong one for your situation can mean spending money on a solution that does not address the actual problem. Here is how to tell the difference.

Homeowners dealing with foundation moisture often hear two terms: parging and waterproofing. They are related but they address different problems, and understanding the distinction helps you make the right call for your specific situation.

Parging is a mortar coating applied to the exposed face of a masonry foundation above grade. Its job is to protect the surface of the block or concrete from weathering, moisture absorption, and physical damage. It is not a waterproofing membrane. Parging slows moisture penetration and protects the surface, but it is not designed to stop hydrostatic pressure from below grade.

Waterproofing, in the context of foundations, typically refers to below-grade treatments: membrane coatings, drainage board, weeping tile, and sump systems that manage water pressure against the foundation wall from the outside or inside. This is a different scope of work, usually involving excavation, and it addresses a different problem than surface parging.

If your foundation block is absorbing surface moisture, showing efflorescence (white mineral staining), or the existing parging is cracked and failing, parging is likely the right solution. It protects the above-grade surface and restores the weatherproofing layer that was there originally.

If you are seeing water inside your basement, wet walls below grade, or significant efflorescence on the interior block, that is a different problem. Parging the exterior will not fix a drainage or hydrostatic pressure issue. That situation calls for a conversation with a waterproofing contractor, not a mason.
