Chimney Repair Before Freeze-Up: What Sudbury Homeowners Need to Know This Fall

A chimney that has been fine all summer can become a serious problem the moment freeze-thaw cycles begin. Here is what to check before the Sudbury winter sets in and why timing matters.

Most chimney damage in Northern Ontario is not caused by a single dramatic event. It is caused by water getting into small cracks and mortar joints, freezing, expanding, and repeating that process dozens of times over a single winter. By spring, what was a minor issue in October has become a significant repair.

The chimney crown is the first place to look. This is the concrete or mortar cap that covers the top of the chimney stack, sloping away from the flue to shed water. Cracks in the crown, even small ones, allow water to pour directly into the masonry below. A crown repair done in October costs a fraction of what a chimney rebuild costs after a winter of water infiltration.

Mortar joints are the second thing to check. Run your eye along the joints between the bricks on the chimney stack. If the mortar is recessed, crumbling, or missing in spots, water is getting in. Repointing those joints before freeze-up is one of the highest-value repairs a homeowner can make. It is fast, relatively inexpensive, and it stops a cascade of damage before it starts.

Flashing is the third item. The metal seal where the chimney meets the roof is a common failure point. Lifted, corroded, or improperly sealed flashing allows water to run down behind the chimney and into the wall cavity. This kind of damage is often invisible from the exterior until it has already caused rot or mould inside the wall.

If your chimney has not been inspected in the last two or three years, fall is the right time to do it. A qualified mason can identify what needs attention now versus what can wait, and give you an honest assessment of the cost. Waiting until spring means living with the risk all winter and often paying more to fix what the winter made worse.
