Parging a Foundation in Sudbury: What It Costs and What to Expect

Foundation parging in Greater Sudbury typically runs between $800 and $3,000 depending on the size of the foundation and the condition of the existing surface. Here is what goes into the price and what the process looks like.

One of the most common questions we get from homeowners is how much parging costs. The honest answer is that it depends on a few factors, but we can give you a realistic range based on what we see on typical residential properties in Greater Sudbury.

For a standard bungalow or raised bungalow with a typical exposed foundation height of 12 to 18 inches above grade, parging the full perimeter usually runs between $800 and $1,800. For a two-storey home with more exposed foundation, or a property where the foundation is exposed on a slope, the cost can reach $2,500 to $3,000 or more.

The condition of the existing surface matters a lot. If the old parging is mostly intact and just needs patching in a few spots, the job is faster and less expensive. If the existing parging has failed across large sections and needs to be removed entirely before new material can be applied, that adds labour time and cost. Trying to apply new parging over failing old parging is a shortcut that leads to premature failure.

The process itself involves removing all loose and failing material, cleaning the substrate, dampening the surface so it does not pull moisture out of the fresh mortar too quickly, and applying the parging in layers. Rushing any of these steps produces a job that will not last. A properly done parging job on a well-prepared surface should last 10 to 20 years in a Northern Ontario climate.

A site visit is required to give you an accurate quote. Foundation conditions vary too much for a reliable estimate over the phone or from photos alone. We charge a $100 + HST site visit fee, which is credited toward the cost of the project if you proceed with us.
