Why October Is the Last Safe Month to Parge in Sudbury

Parging needs time to cure before the ground freezes. In Greater Sudbury, October is the last realistic window to get it done right. Here is why the deadline matters and what happens if you miss it.

Parging is a mortar-based coating, and mortar needs warmth to cure properly. The general rule is that fresh parging should not be exposed to freezing temperatures for at least 24 to 48 hours after application, and ideally longer. In Greater Sudbury, overnight lows start dipping below zero in October, and by November the risk of a hard frost on any given night is high enough that most masons will not take the job.

If parging freezes before it has cured, the water in the mortar mix expands as it turns to ice. That expansion disrupts the bond between the parging and the foundation, and between the layers of the parging itself. The result is parging that looks fine in the spring but starts cracking and separating within a season or two. You end up paying to have it done again.

This is not a risk that can be managed by working quickly or using additives. Antifreeze admixtures for mortar exist, but they are not a substitute for proper curing conditions. A reputable mason will not apply parging when there is a realistic chance of overnight frost, because the liability for a failed job falls on them.

The practical window in Sudbury runs from late spring through mid-October. By the time most homeowners notice their foundation parging is failing, summer is already half over. If you are reading this in September or early October, you still have time to get it done before the season closes. If you are reading this in November, you are looking at next spring.

What happens to a foundation with failing parging over the winter? Water gets behind the damaged sections, freezes, and expands. Each freeze-thaw cycle widens the gap between the parging and the block. By spring, sections that were cracked in October may have separated entirely, and the underlying block has absorbed a full winter of moisture.
